Property Maintenance – Residential. This company contracts with real estate investors to service residential and commercial properties. They don’t own any of the properties they service, and their jobs are reactive in nature, not preventative maintenance. 50 to 99 users. They would do a one or two month test with about seven users. They would only use it for the commercial side during that period. If it worked well, they would expand it to the commercial side, which would need just under 100 users. They are adding more properties, so that number would likely grow soon.Contact Management, Scheduling & Dispatch and Work Order Management. When property maintenance is required, they want to create work orders that outline the work required. They need to schedule and dispatch the proper tech for the job. The system needs to store the POCs contact information so the tech knows who to meet with when they arrive at the job site. She would prefer a system that automatically routes the work orders to the tech that is responsible for a particular set of properties. I explained that most companies have managers or dispatchers that assign the work orders, and she said they could make that work if necessary. Right now, they use Yardi on the commercial side. They also do work orders directly from email. They want to streamline. They have to enter everything manually right now, so they want to reduce the amount of data entry they have to do.
